How fast will I get my estimate?

Most estimates are back with you in 24 to 48 hours. Larger or multi-building projects can take longer, and we confirm the exact delivery time when we quote the job – always before your bid date, never after.

What do I need to send you?

The drawing set, the specifications, any addenda issued so far, and the bid date. PDF, DWG or a plan-room link all work. If something is missing we tell you what we need before we start rather than guessing at it.

What is included in a takeoff?

Measured quantities for every scope in your package, a color-coded mark-up of the plans so each quantity can be traced, scope notes with exclusions and assumptions, and an RFI list of anything the drawings do not answer.

Can you use my own cost book and labor rates?

Yes, and we prefer it. Your historical costs are more accurate for your crews and your suppliers than any published average. Send the template and we work inside it.

What software do you work in?

Bluebeam, PlanSwift, Trimble and Excel, with delivery in Excel and PDF as standard. If your team works to a specific format or template, send it over and we match it.

How does pricing and payment work?

Pricing is per project and quoted up front – no retainer, no minimum volume, no subscription. You approve the fee before any work starts and are invoiced once the estimate is delivered. Dedicated estimating is a separate monthly arrangement.

How accurate are your estimates?

Quantities are measured directly from your drawings and checked by a second estimator before delivery. Pricing uses current material and labor costs adjusted to the project zip code, and we state the basis of every number so you can audit or override it.

Which regions do you cover?

All 50 states. Pricing is adjusted to the project’s zip code rather than a national average, because labor rates and freight costs vary widely between markets.

Do you sign NDAs?

Yes. Drawings, specifications and pricing are treated as confidential by default, and we sign your NDA on request before any documents change hands.

Do you bid against your own clients?

No. If we are already estimating a project for one contractor we will tell you rather than take a second bidder on the same job.
