Where bids go wrong

What other insulation estimates miss.

  1. Air sealing as a separate scope from insulation, with its own inspection and its own labor.

  2. Rim joists, cantilevers, knee walls and attic hatches — small areas, disproportionate cost.

  3. Thermal bridging and continuous exterior insulation required by the energy code, not the wall type.

  4. Sound batt in interior partitions, which appears on the acoustic schedule rather than the thermal one.

Sample takeoff

How insulation line items come back.

Every quantity is traceable to the sheet it came from, in the units the trade buys in.

Do you separate insulation types?

Yes. Batt, rigid, spray foam and blown insulation are measured separately by R-value and location.

Is air sealing included?

Air-sealing and fire-rated insulation are measured where the specification calls for them.

Can you use our cost book and labor rates?

Yes, and we prefer it. Your historical costs reflect your crews and your suppliers better than any published average. Send the template and we work inside it.

How does pricing work?

Pricing is per project and quoted before any work starts — no retainer, no minimum volume and no subscription.

Do you sign NDAs?

Yes. Drawings, specifications and pricing are treated as confidential by default, and we sign your NDA on request before any documents change hands.
