Where bids go wrong

What other roofing estimates miss.

  1. Waste by pitch and plane count — a cut-up roof wastes far more than the same area on two slopes.

  2. Every linear-foot detail: eave, rake, ridge, hip, valley, wall flashing and counterflashing.

  3. Penetrations counted off the mechanical and plumbing plans, not the roof plan.

  4. Tapered insulation layout, crickets and saddles, which are a separate design and a separate cost.

Every quantity is traceable to the sheet it came from, in the units the trade buys in.

Is roofing measured true to slope?

Yes. Areas are measured true to slope, not as plan area, and converted to squares with waste stated separately.

Are flashing and penetrations included?

Yes. Edge metal, flashing, curbs and penetrations are measured as their own lines, since they drive labor.

Can you use our cost book and labor rates?

Yes, and we prefer it. Your historical costs reflect your crews and your suppliers better than any published average. Send the template and we work inside it.

How does pricing work?

Pricing is per project and quoted before any work starts — no retainer, no minimum volume and no subscription.

Do you sign NDAs?

Yes. Drawings, specifications and pricing are treated as confidential by default, and we sign your NDA on request before any documents change hands.
