  • Second-estimator check
  • NDA on request

Who we work with

Built for how you bid.

Pick your role to see what changes in the estimate you get.

General Contractors

Full-scope estimates and bid packages, so you can bid the whole list instead of only the jobs your desk has room for.

How we work with general contractors
  • More invitations than estimators

Send the overflow. Full-scope estimates in 24–48 hours mean you can bid the whole list.

  • Sub coverage gaps on bid day

Measured plug numbers for any trade without a reliable quote.

  • Leveling quotes that do not match

Scope sheets and quantities so every sub prices the same thing.

Subcontractors

One division, measured the way your trade is actually bid, priced with your rates and mark-ups you can defend.

How we work with subcontractors
  • Owners who are also the estimator

Get the measuring off your evenings so you can run the work.

  • Losing bids by small margins

Accurate quantities mean less padding and tighter, defensible numbers.

  • Scope creep after award

Inclusions and exclusions written down before you sign.

Home Builders

Material lists your supplier can quote and budgets your client can read, from plans at any stage of completeness.

How we work with home builders
  • Budgets that drift after contract

Allowances scheduled openly, not buried in a square-foot rate.

  • Waiting on supplier takeoffs

Your own lumber and material lists, ready to send to multiple yards.

  • Pricing every plan revision

Revisions measured as deltas so you can show the client what changed.

Developers

Feasibility budgets early, and an independent check on contractor pricing when the numbers come back.

How we work with developers
  • Feasibility on thin information

Concept budgets with stated accuracy ranges, refined as design develops.

  • Bids that come in over budget

An independent estimate shows where the gap actually sits.

  • Lender and investor questions

Documented cost with quantities behind every line.

Architects & Engineers

Design-stage cost while changes are still cheap to make, tied to the drawings you are actually producing.

How we work with architects & engineers
  • Bids exceeding the construction budget

Milestone estimates catch overruns while the design can still change.

  • Comparing design options

Options priced side by side with their full knock-on cost.

  • Client cost questions mid-design

Quick, documented answers tied to the current drawings.

Owners & Investors

An independent number and a plain reading of where the risk sits, with no interest in who wins the job.

How we work with owners & investors
  • Not knowing if a bid is fair

An independent measured estimate to compare against.

  • Change orders without backup

Each change priced from the drawings, with quantities shown.

  • Capital planning across properties

Repair and improvement budgets you can rank and schedule.

By the numbers

Fast enough for bid day. Careful enough to bid from.

The working standards behind every estimate we send — the same on the first job and the fiftieth.

  • 01Trades in-house

    31trades

Each scope measured by an estimator who specializes in that trade, across 5 division groups.

  • 02Typical turnaround

    24–48hrs

Delivery date confirmed with your quote — always before the bid date.

  • 03Time to a fixed quote

    1hr

On working days. Nothing is measured or charged until you accept.

  • 04Review on every file

    2estimators

A second estimator checks quantities and pricing before anything is delivered.

Our own working figures, not third-party audited metrics.

What do I need to send you?

The drawing set, the specifications, any addenda issued so far, and the bid date. PDF, DWG or a plan-room link all work. If something is missing we tell you what we need rather than guessing at it.

How fast will I get it back?

Most estimates are back with you in 24 to 48 hours. Larger or multi-building projects take longer, and we confirm the exact delivery time when we quote the job — always before your bid date.

Can I order a takeoff without pricing?

Yes. We can deliver measured quantities only, formatted for your own cost book, or a fully priced estimate — whichever fits how you bid.

Can you use our cost book and labor rates?

Yes, and we prefer it. Your historical costs reflect your crews and your suppliers better than any published average. Send the template and we work inside it.

How does pricing work?

Pricing is per project and quoted before any work starts — no retainer, no minimum volume and no subscription.

Do you sign NDAs?

Yes. Drawings, specifications and pricing are treated as confidential by default, and we sign your NDA on request before any documents change hands.
