Where bids go wrong
What other framing estimates miss.
Blocking, backing and fire-stopping, which never appear on the framing plan but always get built.
Headers, king and jack studs at every opening, counted per opening rather than per wall.
Hold-downs, straps and shear-wall nailing from the structural notes, not the architectural plan.
Waste on plate stock, studs cut to non-standard heights, and pick-up carpentry after other trades.

Yes. Studs, plates, headers, joists and sheathing are measured member by member and listed by size and length.
Are hardware and fasteners included?
Hold-downs, hangers and straps are counted from the structural details. Nails and screws are carried as an allowance.
Can you use our cost book and labor rates?
Yes, and we prefer it. Your historical costs reflect your crews and your suppliers better than any published average. Send the template and we work inside it.
How does pricing work?
Pricing is per project and quoted before any work starts — no retainer, no minimum volume and no subscription.
